Bid Instructions

Buyers shall submit a Buyer executed contract in the form of the City approved Purchase and Sale Agreement located on the Beacon Hill website to beaconhilllotsales@ngzimmer.com. Upon submittal Buyer must identify their second and third choice lots in the event of a tie. In the event of a tie the City may ask for Best and Final Offers. Buyers will be selected by City officials based on several criteria including price, proof of funds, intentions to build and occupy.

All information regarding the Beacon Hill Lots can be found below. All Buyers must use the City approved contract form located in the link specified for each lot. No contract modifications other than filling in the blanks of the contract will be permitted. Upon submittal, Buyer must include proof of funds in the form of a letter from their lender or a bank statement showing their ability to perform.

Upon City approval of the Buyer and contract, Buyer will be responsible for coordinating earnest money deposit to be delivered to First American Title within three business days of contract execution.

Additional Instructions to Bidders

353 Redevelopment Area:     Provides 10-year 100% tax abatement plus 15-year 50% abatement on improvements, through Jackson County, MO.

Requires execution of individual Parcel Development Agreement, compliance with Design Standards in the Development Plan, and requires design approval by the Architectural Revie Committee of the Home Owner’s Association and the master developer, Beacon Hill Redevelopment Corporation represented by Newmark Grubb Zimmer, who is who is managing the sale process.

Utility Service:

Electrical Service:     By KCPL from a 10’ easement at the alley to the rear of the property. The Buyer will be responsible for arranging the individual service to the new house with KCPL through their builder, and it is required to be underground form the primary service provided by KCPL. Any costs, rebates or reduced rates accrue to the Buyer and are between KCPL and the Buyer. All temporary or permanent service construction costs are to be paid by the Buyer. (Note at the time of the offering KCPL has not completed installation of the primary electrical service.)

Gas Service:    By Spire from a main in the 10’ easement at the rear of the property. The Buyer will be responsible for arranging the individual service to the new house with Spire directly or through their builder. We believe that service will be provided at no cost, however, any costs, rebates or reduced rates accrue to the Buyer and are between the utility and the Buyer. All temporary or permanent service construction costs are to be paid by the Buyer.

Water Service:   By City of Kansas City in 5’ easement at front of property. All temporary or permanent service connection costs are to be paid by the Buyer.

Sanitary Sewer Service:   By City of Kansas City in Forest Avenue. All temporary or permanent service connection costs are to be paid by the Buyer.

Property:   Lots are as shown on the plat; lot corners are marked in the field. It is expected that automobile access will be form the alley not from the street frontage.

Contractors:   Must limit their construction activities to the lot which they are building. Any infrastructure damaged or property must be repaired and is the responsibility of the property owner.
